Hardwood in-house

Hardwood floor work — repairs, board replacements, full sand-and-polish — is delivered directly through Excell. A single damaged board can usually be replaced and blended without redoing the whole room, provided the species and profile are available.

A full sand-and-polish typically takes two to three days for a standard three-bedroom: sand, fill, vacuum, three coats of finish with drying time between. Polyurethane or water-based depending on what the owner wants.

Where the existing finish is too thin to sand again, we identify it upfront — sometimes board replacement plus a partial refinish is the right call rather than a full sand.

Tile, vinyl, and carpet

Tile, vinyl, and carpet are coordinated through suppliers we've worked with across the south-east — installers we've had in to dozens of properties whose work we can stand behind. We quote the supply, the installation, and the removal of the existing covering as one line.

For tile replacements — usually a single damaged tile in a bathroom or kitchen — we hold common period profiles and can match a sample within a day or two.

Carpet replacement is the biggest variable in cost. We provide three options: a like-for-like replacement at the current price point, a slightly better option, and a budget-conscious one — so the owner can decide without going back to the supplier themselves.

What a flooring job looks like

Flooring scope ranges widely — a single replaced board, a full bathroom retile, a three-bedroom carpet swap. The common thread is that each job needs an in-person assessment before quoting: the existing condition affects the price more than the headline materials cost.

Most jobs are quoted within the week and scheduled in the next available supplier window. Hardwood work is faster because we control the schedule; carpet and tile depend on supplier stock.

Common scenarios

• Single hardwood board damaged by a fridge spill. Replace, sand back, blend with the surrounding boards — same-day visit.
• Pre-sale home with worn hardwood floors. Full sand-and-polish before listing photos and inspections.
• Cracked tile in the kitchen splashback area. Owner wants like-for-like replacement; supplier identifies the original tile within a day.
• Carpet across three bedrooms is at end-of-life. Three quote options with samples for the owner to choose from.
• Vinyl in the laundry has lifted at one corner. Re-adhere and re-trim rather than replace the whole sheet.
