Plumbing repairs
Reactive plumbing for Melbourne rental portfolios, delivered through licensed plumbers — the trade insurers, owners corporations, and bond inspectors expect to see. Leaks, blocked drains, hot-water failures, toilet repairs. Photo-documented work, one invoice per job, same-day callbacks during business hours.
What's included
Reactive plumbing covers anything a tenant or owner can call about that isn't a renovation: burst pipes, blocked drains, dripping taps, broken cisterns, failed hot-water units, leaking shower seals, and the like. We diagnose, repair, and supply the parts.
Where the fix needs an ordered part or a specialist component, we tell you upfront and quote before proceeding. Where the work needs water-authority sign-off, council notification, or insurance coordination, we handle that too.
Every job leaves with before-and-after photos and a single itemised invoice — no separate trade and material lines to reconcile.
How we handle it
Calls come in via the portal, callback form, or chat. We triage within minutes during business hours: priority work gets a same-day site visit, routine work gets booked into the next available slot.
On site, the plumber assesses, fixes what can be fixed in the visit, and documents anything that needs a follow-up. The agent or owner gets a written summary before the plumber leaves the property.
Tenants are kept informed without you having to chase. We coordinate access directly when you give us their contact details, and we send confirmation when work is complete.
Why agencies route plumbing through us
Plumbing in Victoria is licensed work. Bond claims, insurance documentation, and owners-corporation cost shares all need a licensed plumber's invoice with the licence number on it. Going through licensed every time means the paperwork is correct by default — not something you discover is missing at claim time.
The second reason is single-contact coordination: one invoice for the plumbing work plus any related trade the job needs — electrical, tiling, drying. Same response time, same documentation. A Saturday-morning burst pipe doesn't become four phone calls.
Common scenarios
- Tenant reports water pooling under the kitchen sink overnight — diagnosis points to a perished mixer cartridge.
- Hot-water unit fails on a Friday afternoon; tenant needs hot water restored before the weekend.
- Toilet cistern keeps running between flushes, pushing the water bill up. Tenant flags it after a routine inspection.
- Drain in the laundry backs up during the rinse cycle. Tree-root intrusion suspected on an older property.
- End-of-lease inspection finds a slow leak in the ensuite shower that's been there long enough to mark the cornice in the room below.
