Glazing
Broken window replacement, glass splashbacks, balustrade glass, mirror replacement. Same-day make-safe where the property is exposed, then glass measured, ordered, and installed once the supplier confirms stock. Standard residential glass to AS 1288 — and where the application demands toughened or laminated, that's what gets installed.
Same-day make-safe
If a window has broken and the property is exposed, the priority isn't the replacement glass — it's securing the opening before the replacement arrives. Plywood, perspex, or temporary glass depending on the situation and weather exposure.
Make-safe work goes onto a separate line on the quote so the agent can see what's already done while the permanent install is scheduled.
Glass selection by application
AS 1288 is the Australian Standard covering residential glazing. It mandates toughened or laminated glass in specific applications: low-level windows where impact is possible, glass doors, wet-area glazing, balustrades, and any glass within a certain proximity of the floor or another impact zone.
Where the application needs toughened or laminated, that's what gets ordered. Where standard float glass is appropriate (and cheaper), we use that. We don't quietly upgrade beyond what the standard requires — that drives the cost up without adding value.
Double glazing is a separate decision driven by energy-efficiency or noise considerations rather than safety standards. We quote both single and double on like-for-like jobs so the owner can choose.
How a glazing job typically runs
Make-safe same day (if the property is exposed) → measure → glass order with the supplier → install once stock is confirmed. Standard single-pane residential glass is usually 3–5 days from measure to install; toughened, laminated, or custom-sized stock can be longer.
Where the existing frame is the problem (rotten timber, warped aluminium), we flag it as separate scope rather than installing new glass into a frame that won't hold it. Frame repair or replacement gets quoted alongside the glass.
Common scenarios
- Tenant reports a smashed window on a ground-floor unit. Same-day make-safe with plywood; glass installed two days later.
- Owner wants the kitchen splashback replaced — old glass scratched and yellowed. Toughened to suit the heat exposure.
- Bathroom balustrade glass needs replacing after a hairline crack appeared. Required spec is toughened safety glass per AS 1288.
- Mirror replacement in the master ensuite after a chip from the corner. Like-for-like replacement, silvered backing on a wet-rated mirror.
- Sliding door's outer pane has cracked. Replace with toughened low-e to match the inner pane.
